A rare opportunity has arisen to purchase a truly unique and wonderful 5 star architect designed guesthouse in a secluded location on the North West coast of the Isle Skye. Designed by an award winning local and contemporary firm of architects Hillstone Lodge, with its sleek design and modernist feel, is almost cut into the hillside and offers luxurious living and a simple lifestyle business in the most wonderful of locations that rugged Scotland has to offer and with some stunning views across Loch Dunvegan. The Isle of Skye takes its name from the old Norse ‘sky‐a’, meaning ‘cloud island’, a Viking reference to the often‐mist ‐enshrouded Cuillin Hills. It is the second‐largest of Scotland’s islands, a 50‐mile‐long patchwork of velvet moors, jagged mountains, sparkling lochs and towering sea cliffs. The stunning scenery is the main attraction, but when the mist closes in there are plenty of castles, crofting museums and cosy pubs and restaurants; there are also dozens of art galleries and craft studios. Along with Edinburgh and Loch Ness, Skye is one of Scotland’s top‐three tourist destinations.
Hillstone Lodge is a short distance from the charming village of Dunvegan, with a range of shops, restaurants, a medical centre and of course the popular Dunvegan Castle, the oldest inhabited castle in Scotland. In this remote corner of Scotland you will pass the world famous “Three Chimneys” restaurant which attracts guest and visitors from all over the world and is only a 10 minutes walk from Hillstone Lodge. Close to Hillstone Lodge is Neist Point, the most westerly point on the Isle of Skye with views across the Minch to the Western Isles. It is a haven for wildlife and teams with many varieties of seabirds and an excellent place to spot whales, dolphins and basking sharks. Seals often bask on the rocks and islands opposite Hillstone Lodge and it is the perfect spot for the occasional sighting of dolphins. Portree is the main town on the Isle of Skye and is some 20 miles away. It has a good range of amenities including supermarkets, banks, cafés, restaurants and independent retailers. It also benefits from a cottage hospital, community centre, library, gym, leisure centre and swimming pool complex within the community high school. Primary schooling is available in Dunvegan and Secondary schooling in Portree. The Skye Bridge which links to the Scottish mainland at Kyle of Lochalsh is some 50 miles away. From here there is a rail service that connects with Inverness and the onward mainline rail network. Inverness airport is 137 miles away, while Glasgow is some 215 miles.
Hillstone Lodge operates as a fully licenced guesthouse and is listed in the Michelin Guide under “our top picks”. There are 3 letting rooms all
with king sized beds. Each room is immaculate and guests benefit from a luxurious en-suite bathroom with large walk in shower, double sinks, bath robes and slippers. The rooms all have Smart TV and free streaming services as the property has recently been connected to ultrafast full fibre (FTTP). Guest are welcome to enjoy a drink in the lounge and thoroughly enjoy the property, location and views. Breakfast is served in the wonderful dining room with extensive panoramic views. Where possible all produce is sourced directly from local suppliers and/or grown in the garden and polytunnel by the owners. There is a supper option available to guests and the owners cater for individual dietary requirements.
The rooms vary in price from £175 per night to £215 per night based on 2 people sharing. For a single person there is a discount of £20. Evening meals start from £25. The business has a full drinks licence and their wine and drinks menu can be found.
Located in the north west of the island, Hillstone Lodge attracts guests dining at the many fabulous restaurants. It benefits from being within walking distance of the world famous “Three Chimneys”. It is also driving distance to the Michelin star rated “Loch Bay” and the multi award winning “Edinbane Lodge”. The business has a strong trading history and there is potential to earn in excess of £100k per year. Due to a lifestyle choice the business currently trades for approximately 160 days of the year with a total turnover in excess of £80K. This is achieved without the use of any online travel agent or booking service therefore no sales commission is paid. The property has a drinks licence and offers evening meals, both of which can have a significant impact on turnover. Hillstone Lodge has over 570 five star reviews on TripAdvisor and has been ranked the number 1 bed and breakfast on Skye since the current owners took over the business in 2017. In 2019 it was awarded 7th best B&B in the world, 5th in the UK and 1st in Scotland.
