Description

Award winning fine-dining restaurant located within idyllic Aberdeenshire village. Most handsome property refurbished to an exceptional standard. Stylish operation featuring luxurious bar, fine dining restaurant, chefs table, external Gin Bar within enclosed rear gardens & private dining. Arguably one of the best of its kind within the northeast of Scotland. Exceptional trading levels. Unique opportunity for larger operator, experienced chef or hospitality entrepreneur.

Udny Green, Ellon, Aberdeenshire, AB41 7RS, Scotland.

Peacefully positioned in the heart of the delightful village of Udny Green, situated southwest of Pitmedden, the charming Eat on the Green is a high quality fine-dining restaurant that is located 14 miles northwest of the city of Aberdeen. The family operated business which has seen vast improvements and development to the property over recent years has built up an enviable reputation as one of “The” places to dine within Aberdeenshire.

Overlooking the beautiful village green, the deceptively sizable former village pub which dates back to the early 1800s is easily accessible from the city of Aberdeen, and is surrounded by the towns of Ellon, Oldmeldrum, Inverurie and only a short drive from Aberdeen International Airport, which lies around 20 miles drive south of the property. Due to the location and quality of product on offer, the business is in a prime spot to capitalize on the sizable quality market that this part of Aberdeenshire offers.

Aberdeenshire has a growing population of over 261,000. The city of Aberdeen, which sits to the southeast is well known for its close links with the oil industry & directly employs thousands of people within the city. The industry has helped turn Aberdeen into one of the most prosperous cities within the United Kingdom. Aberdeen & Aberdeenshire GDP accounts for over 17% of the overall Scottish GDP. In recent years, the city has also become one of the major European players within the renewable energy sector.

From the moment that you arrive at Eat on the Green, you are instantly aware of the special location of the business with its picture postcard surroundings within one of Aberdeenshire’s most charming villages.Once inside the premises, it is clear to see that the owners have spared little expense in the tasteful upgrading of the period property. From the luxurious bar, featuring a wide selection of fine wines, whiskies, spirits and champagne, to the fine dining 50 cover restaurant, plus two private dining rooms, to the most impressive Gin Bar and Mediterranean-style Gin Garden, which is housed to the rear of the property, comprising a spacious all- year round marquee.

The unique offering of The Gin Garden which opened in 2018 provides an al fresco setting for aperitif, after dinner drink and is also available for private hire events. Taking inspiration from the garden, the bar is adorned with beautiful foliage and a shabby chic décor to create the most luxury outdoor, heated bar space. As visitors to the premises will undoubtably note, Eat on the Green truly has the “wow” factor. With the beautiful location overlooking the village green, coupled with the classic and romantic style and tone of Eat on the Green, the business regularly caters for small intimate weddings, birthdays, and anniversary celebrations. Having built up an enviable reputation as one of Aberdeenshire’s finest establishments of its kind, Eat on the Green has won many accolades over the years and has welcomed a number of high-profile dignitaries and celebrities through its proudly polished black front door.

While the business continues to flourish, our clients have not let up in investing in the property and continue to drive the business forward, with a close eye on quality of produce and the high levels of service offered at Eat on the Green. With the business now firmly established as a high-quality fine-dining restaurant, customers are being drawn from far and wide as well as the more local loyal customer base, simply to relax and enjoy the cuisine & welcoming hospitality on offer at Eat on the Green.

Our clients have set up and operated the business in such a way that they are able to adapt to any changes that may arise within the market. With the flexible layout of the internal property along with the smart use of the valuable outdoor space, the premises are equipped to deal with the ever- changing demands within the industry and market pressures. This was something that clearly was tested during the Covid pandemic of 2020/21. With the layout of the premisses, our clients were able to offer high quality takeaway meals to Aberdeen city and shire. This is something that grew to an astonishing level through e-commerce and continues to be part of the business as we slowly move on from the pandemic. With customers being able to make orders direct from the Eat on the Green website, the demand for this service shows no signs of drying up.

The vendors of Eat on the Green have decided to offer the business for sale after many successful and rewarding years of ownership due to a wish for a change in direction. With the vast investment within the premises and growth of the business along with the creation of such a strong brand, the restaurant is now set up in such a way that a new owner chef or larger operator could quite easily come in and continue to grow the business from its already impressive trading levels. Early viewing is highly recommended to avoid disappointment.

Overlooking the village green, the charming sandstone property which dates to the early 1800’s (originally built as a coaching inn) is housed over ground level with two upper floors. The premises consist of the following: vestibule with stairs leading on to two upper floors, reception, hallway, main restaurant, main bar with cellar, front of house service prep space, commercial kitchen & chefs table, (which is currently used to dispatch the dine-at-home offering but was previously and could again be utilised as a private dining room with a live video stream of the team at work accommodating parties of 8 people), plus luxuriously finished ladies and gents w.c.

Upstairs the restaurant has two private dining rooms: the Kirk Neuk, which accommodates 6-8 guests whilst the Kirk View can seat larger parties of up to 18, with a further guest restroom, a staff toilet/ shower room, and a linen store.

The top floor consists of an office, walk-in storage space and a staff room. Externally the property offers generous enclosed rear gardens with Gin Bar, decking area, patio area with a selection of tables and chairs for al-fresco drinking and dining, quality marquee.

There are two walk-in chill facilities in the generously sized car park as well as original-build outhouse which the owners currently use as a chemical storage shed and garage.

Services: Gas central heating with LPG gas. Main’s electricity, water and drainage. Private accommodation: Depending on new owner requirements, the property is flexible enough to offer good private accommodation on one or both of the upper two floors by utilising some of these as private dwelling space as our clients previously have done. The space could also be given over to a live-in manager/ chef.
